The Pattern Book has been assembled to ensure the high quality of Grapevine through time by establishing design standards against which all development plans will be evaluated. The major roles of the pattern book are: first, to preserve the integrity and character of the site and landscape; and second, define the community aesthetics to guide the creation of the public and private realms, architecture, landscape, community amenities, and all other improvements.
The Pattern Book and plan are regulatory documents that ensure quality design by regulating specific factors identified within the pattern book. The images and drawings are provided to not only illustrate the written concept but more importantly, to inspire. Grapevine’s Conditions, Covenants and Restrictions (CCRs) will be based on the design guidelines set forth in the Pattern Book.
